We are here to support you in buying or selling your home. We specialise in residential conveyancing. This means we are totally focused on helping you buy a new build or previously owned home. We will also assist you if you are choosing to use the Help to Buy or Shared Ownership schemes. We can also help you with selling or if you have used the Shared Ownership scheme to purchase your home, assist you in staircasing to buy more of your home. Buying a New Build property will give you a brand new home using the latest in modern building techniques and features. In some cases, you may be buying off plan as often your home has not been fully built at the time of reservation. Buying a new build home, you need to be in a position to act quickly and be prepared to wait for the property to be completed.
Help to Buy is a Government affordable home scheme which allows you to buy a new build home with an equity loan option which lends you 20% (40% in London) interest free for the first five years. This loan helps make buying your first home more affordable. You will need to have a minimum 5% deposit of your own. If you are looking to save a larger deposit towards a property, you could look to open a Help to Buy ISA with many financial institutions. This scheme means you can get a 25% contribution from the government for every £200 you save, up to a maximum bonus of £3,000 per person. The bonus can be used towards your purchase upon completion but cannot be used towards your exchange deposit so you must ensure you have 5% saved for exchange.
Shared Ownership is the most established affordable home product to assist in buying your first home. Purchasing a property through a Shared Ownership scheme is the perfect way to get your foot on to the housing ladder, particularly if you are unable to afford to purchase a home outright. With Shared Ownership, you can purchase a share of a property, whilst paying rent on the remaining share. Once you own a share, you are able to buy further shares in the property as and when you can afford to – only if you want to!
New Homes Law have been working with Help to Buy London for a number of years. They have to submit numerous documents to us on a daily basis, in order for the sale to progress to completion and the equity loan to be secured against the property. New Homes Law have always been very easy to work with, and if there have been any issues, they have been quick to rectify them. They have a good knowledge of the Help to Buy process and paperwork, which helps the sales to go through smoothly.
